The Flood Risk Assessment considered tidal breach scenarios, in order to inform and maximise the scheme design. This ensured that residential units could be maximised throughout the site through careful consideration and design of proposed ground levels.
A bespoke SuDS strategy was incorporated which utilised green roofs, rain gardens, permeable surfacing and geocellular attenuation to manage surface water runoff within the confined urban environment.
A Phase 1 habitat survey was undertaken, to confirm the existing ecology on site. As part of the ecology assessment a net increase of two habitat units was provided through incorporation of appropriate species, providing Biodiversity Net Gain of 3000% which enhanced the setting of the development. Through the scheme an Urban Greening Factor of 0.4 was achieved for the development.
A Greenhouse Gas assessment was provided to support the submission, which proved that due to implementation of embedded mitigation, emissions from the development would not be significant.
The operational air quality concentrations were assessed as acceptable and well below air quality objectives. The assessment concluded that there would be no significant effects on air quality as a result of the proposed development.
Through looking holistically at the environmental opportunities of the site, the scheme design ensured that benefits were maximised across a wide range of disciplines.
